Most AI tools for realtors are overhyped. We pulled apart 12 of the most-pitched options against what realtors actually say in r/realtors and r/RealEstateTechnology. Only 3 hold up.
You’re a realtor drowning in admin. AI can save you real time, but only if you pick the right tools. Here’s what working agents keep, what they ditch, and why.
Quick answer
What's the best AI tool for realtors in 2026?
- Best CRM with AI: FollowUpBoss ($69/month). Most-recommended in r/RealEstateTechnology with 38 mentions in the threads we scraped.
- Best general assistant: ChatGPT Plus ($20/month). 65 Reddit mentions, dominant for listings and client comms.
- Best lead-scoring CRM: Lofty ($99/month). Pricier but the AI scoring is the differentiator.
- Total stack: $188/month for tools that hold up to community scrutiny.
- Avoid: any 'AI realtor coach' priced over $200/month. They're GPT wrappers.
How we evaluated these tools
We’re independent reviewers, not realtors. We don’t pretend to have run every tool on a live MLS for 30 days. Yet. What we did instead:
- Scraped 527 Reddit threads and 2,836 comments across r/realtors, r/RealEstate, and r/RealEstateTechnology (April 2026)
- Counted tool mentions, normalized for spelling
- Read the official docs and pricing pages of every shortlisted tool
- Cross-checked failure modes against community complaints
Hands-on tests on a real solo agent’s lead list start May 2026. Standalone reviews will follow. See our testing methodology for the rules we follow once we run hands-on.
The 3 tools worth your money
FollowUpBoss
Recommended$69/month per user
Most-recommended CRM in the r/RealEstateTechnology threads we scraped (38 mentions). Boring, reliable, integrates with everything.
Best for: Solo agents who hate writing follow-up sequences and want lead routing that just works.
The strongest community signal of any tool we looked at. A typical recommendation, paraphrased from a working agent in a CRM thread:
“Why did you not go with Follow-Up Boss business line? It integrates into your CRM.”
FUB’s reputation rests on three things working agents repeatedly cite. Lead routing is the most reliable of any tool we looked at. The follow-up cadence engine handles AI-generated sequences from a short brief. And the integration ecosystem (Twilio, OpenPhone, Zapier, n8n) means it slots into whatever stack you already have.
Where it gets weaker: the AI features lag behind dedicated tools like Lofty’s lead scoring. If your bottleneck is “which 5 leads should I call today”, FUB isn’t the right answer.
ChatGPT Plus
Recommended$20/month
Dominant in real estate Reddit threads (65 mentions). Does 80% of what the $200/month 'realtor AI assistants' do.
Best for: Listing descriptions, email drafts, market summaries, social posts, CMAs.
The most-mentioned AI tool in our entire scrape. Realtors use it for everything: listings, emails, social, client comms, even comparative market analyses. From a working agent thread:
The catch is the “rare gem” problem. Output that goes straight to a listing description gets clocked. From a r/RealEstate thread that hit 41 upvotes:
Fix: build a custom GPT with your tone, your local market vocabulary, and a banned-word list. 30 min of setup, free for ChatGPT Plus subscribers. Or wire ChatGPT into an n8n workflow with a banned-words quality gate (we cover that pattern in our n8n workflows for realtors guide).
Lofty
Recommended$99/month per user
The CRM with the strongest AI lead scoring of anything we evaluated. Pricier and slower to set up than FUB.
Best for: Solo agents and small teams handling 50+ active leads/month who'll use the scoring.
Lofty’s lead scoring is the differentiator. The CRM uses behavior data (email opens, page views on your IDX, response patterns) to score leads warm/cold continuously. Working agents report it cuts the “who do I call today” decision time meaningfully.
Two caveats from community reports. Setup runs 6-8 hours from signup to “useful” (FUB does it in 2-3). And the scoring needs lead volume to work: with 10 leads/month, Lofty has nothing to score against. With 50+, it earns its keep.
If you’re under 50 active leads, skip Lofty for now. Run FollowUpBoss + ChatGPT Plus at $89/month. Add Lofty when your funnel justifies it.
Quick comparison
| Tool | Price/mo | Setup time | Best for | Verdict |
|---|---|---|---|---|
| FollowUpBoss | $69 | 2-3 hrs | Lead routing + nurture | Recommended |
| ChatGPT Plus | $20 | 30 min | Writing tasks, CMAs | Recommended |
| Lofty | $99 | 6-8 hrs | Lead scoring at 50+ lead volume | Recommended |
| kvCORE | $499 | 8-12 hrs | Brokerages with IT support | Mixed |
| Wise Agent | $32 | 4 hrs | Budget CRM, no AI scoring | Mixed |
The 9 we don’t recommend (yet)
Across 12 tools shortlisted, 9 raised at least one red flag in the community data:
- 3 are GPT wrappers charging 4-8x what ChatGPT Plus charges, with no functional differentiation we could verify in their docs.
- 2 have broken or limited integrations with major MLS providers (RETS feeds, Spark API, Bridge API). One agent thread documented 3 failed migration attempts.
- 2 mis-route obvious lead types. A Zillow buyer lead landing in the “cold” bucket is a documented complaint, not a hypothetical.
- 2 have pricing that triples at a ‘team’ tier not disclosed at signup. Solo agents report being upgraded into a $300+/month plan after invitations to a teammate.
We’re naming them in standalone reviews once we run our own 14-day tests starting May 2026. We won’t pre-name based on hearsay.
Imagine you’re a realtor with 30 active leads. You sign up for one of these “AI realtor coaches” at $179/month, spend 6 hours configuring it, and then realize on day 12 it’s just calling ChatGPT with prompts you could’ve written yourself. The point of this site is so you skip that.
What this stack costs you
FollowUpBoss + ChatGPT Plus + Lofty = $188/month at solo agent pricing.
The lower-cost on-ramp is FollowUpBoss + ChatGPT Plus alone at $89/month. That’s where we’d start if you’re under 50 active leads. Upgrade to add Lofty when your scoring need is real, not theoretical.
ROI math: if better lead follow-up gets you one extra closed deal per year (a low bar), even at a $5,000 average commission, the stack pays for itself 22x.
What we’re testing next
We’re scheduling 14-day hands-on tests starting May 2026, on a real solo agent’s lead list (anonymized). The list:
- FollowUpBoss for 30 days (vs current CRM, side-by-side)
- ChatGPT Plus + a custom GPT tuned for listings (banned-word list, real estate vocabulary)
- Lofty 14-day trial focused on the lead scoring claim
- 2 of the 9 not-recommended tools, to verify the community complaints
Standalone reviews will publish as each test wraps. Subscribe to the newsletter or RSS to catch them.
For the workflow side of the stack (lead routing, MLS digests, post-close review automation), see our n8n workflows for realtors guide. Most realtors who already use FUB are connecting it to n8n for the parts the CRM doesn’t cover.
FAQ
Frequently asked questions
Do I need all 3 tools? +
No. Start with FollowUpBoss + ChatGPT Plus ($89/month total). Add Lofty when you're handling 50+ active leads and need scoring. Lofty's value is in scoring, and scoring needs lead volume to work.
Why not the all-in-one platforms? +
We evaluated 4 all-in-one realtor AI platforms. All 4 underperform the 3-tool stack on community reports: weaker integrations, opaque pricing, and worst-of-both-worlds AI features. They try to do everything and do nothing well.
Are these tools worth it for new realtors? +
ChatGPT Plus, yes. FollowUpBoss, yes. Lofty, no for the first 6-12 months. Lofty's scoring needs lead volume to work, which new agents don't have yet.
How often do you update this article? +
Every 90 days, plus immediately after any of our hands-on tests reveal something the community data missed. The 'Last updated' date at the top is the source of truth.
Why don't you take affiliate commissions on these tools? +
We will once they're set up, and they'll be labeled 'affiliate' next to the link. We don't yet. We wanted to publish this evaluation before negotiating any commission so it can't influence the verdicts. See our [affiliate disclosure](/disclosure).
What about Vapi, Retell, n8n, and the DIY voice AI stack? +
Those aren't products you replace your CRM with. They're builder tools you connect to your CRM. We cover them in [5 n8n workflows for realtors](/blog/n8n-workflows-for-realtors/).
